Frequently Asked Questions
How much money do I need to buy a home?
Many buyers are surprised to learn that purchasing a home doesn’t always require a large down payment. Several loan programs allow qualified buyers to purchase a home with much less than 20% down. Your lender can help determine which option best fits your financial goals.
Do I need perfect credit to buy a house?
No.
Every buyer’s financial situation is different. Credit score requirements vary depending on the loan program, and many first time buyers qualify sooner than they expected.
Should I get pre approved before looking at homes?
Yes.
Getting pre approved is one of the first and most important steps. It helps determine your budget, strengthens your offer, and gives you confidence while shopping for homes.
If you don’t already have a lender, I’d be happy to connect you with trusted local mortgage professionals.
How much are closing costs?
Closing costs vary depending on the purchase price, loan program, and other factors. Your lender will provide an estimate early in the process so you’ll know what to expect before closing.
How long does it take to buy a home?
Every transaction is unique, but once your offer is accepted, most home purchases close within 30 to 45 days.
What happens after my offer is accepted?
Once your offer is accepted, we’ll work through inspections, financing, the appraisal, and final paperwork before closing day. I’ll help coordinate each step and keep you informed throughout the process.
Do I need a home inspection?
While inspections are not always required, they are highly recommended. A professional home inspection helps identify potential issues before closing so you can make informed decisions about your purchase.
Can I buy a home if I have student loans?
Yes.
Having student loans does not automatically prevent you from buying a home. Your lender will review your overall financial picture, including your income, debt, and monthly payments, to determine what you qualify for.
What types of homes can I buy?
Whether you’re looking for your first starter home, a small town home, an acreage, a new construction property, or a family home, I’ll help you find the right fit for your lifestyle and budget.
Why should I work with a local Realtor?
Buying a home is about much more than finding a property online.
Working with a local REALTOR® means you’ll have someone negotiating on your behalf, explaining contracts, coordinating inspections, communicating with lenders and attorneys, and helping you navigate every step of the transaction from your first showing through closing day.
